2. Measured Survey & Existing Drawings
When you’re ready to go ahead, we’ll arrange a measured survey (or work from any existing plans or photos you have). We then create accurate drawings of your current property — the base for all the design work to come.

- Existing floor plans, elevations, and site layout
- Professional PDF and CAD files ready to build on
3. Concept Design
We’ll take your ideas and turn them into early designs that explore layout options, extensions, conversions, and more. You’ll have time to review, refine, and shape the design until it’s just right.
What you get:
- Design proposals based on your needs and goals
- 2D and/or 3D visuals to help you picture the space
- Revisions to get everything just how you want it
4. Planning Application (if required)
If planning permission is needed, we take care of it all — from drawings to submission.
We also deal directly with the council on your behalf if they need changes or more info.

- Full set of planning drawings
- Design & Access Statement (if required)
- Application submission and council coordination
- Regular updates so you know what’s happening
5. Building Regulations
Once planning is approved (or if it’s permitted development), we prepare a detailed drawing pack for Building Control. We coordinate with trusted structural engineers to make sure everything is fully compliant and ready for construction.

- Technical construction drawings
- Notes, details, and material specs
- Structural coordination
- Submission to either local authority or private Building Control
6. Support During the Build
We don’t disappear once drawings are done. If your builder needs clarification or something changes on site, we’re here to help. We offer advice, updates, and site visits to keep your project moving.
